Survey on Cultural Heritage Adaptive Reuse practice

Project description
Project Id 3623
Project Name Albergo Diffuso Zoncolan, Italy
Description The Albergo Diffuso, on the slopes of the eponymous and now famous mountain, makes available to those who stay in its land, its beautiful houses. It is a new form of accommodation: restored barns, old stables, alpine houses with a past full of history that become independent rented lodgings, inserted in the architectural, historical and natural context of the places in which they are located. Distributed along the valleys, in perched hamlets or at the bottom of the valley, they make tourists feel part of the community that hosts them. The Carnic tradition emerges in the smallest detail of the houses, each one different in appearance according to their village but having in common the love for small and simple things. Nests of wood and stone, characteristic chalets that combine the charm of the Carnic tradition with the comfort of modern alpine hospitality, offering the intimacy of a mountain home and the comfort of a hotel, allowing guests to manage their stay.
Description of the economic, social and environmental impacts of the project The concept of Albergo Diffuso started in the region some years ago, initially in the town of Sauris by the initiative of an artist who invested for the regeneration of the traditional buildings as a new form of economic viability for the mountaneous areas. The formula of Albergo diffuso Zoncolan in Ovaro cosist in the renovation of traditional, abandoned building by a long term investment made by the owvers and the region (50%) and a management for 10 years by a consortium/association: at the end of the year the associated distributes the gains to the owners. After 10 years the owners may decide what to do, either stay in the consortium or manage the building by themselves. Important to notice in this case the attention paid to the authenticity in the renovation works.
